Little Bay Estate is a secluded beachfront property located in North Sound, on the north-eastern coast of Virgin Gorda in the British Virgin Islands. It is directly across from the islands of North Sound including: Sir Richard Branson's Necker Island and Moskito Island, Eustatia, Prickly Pear and Saba Rock. Little Bay is located just twenty minutes by boat from Terrance B. Lettsome International Airport on Beef Island or 15 minutes' drive to the airstrip on Virgin Gorda. Its proximity to Spanish Town allows for easy shopping and banking. Prior to Hurricane Irma, the neighbouring resorts and yacht club ensured access to superior amenities including, exquisite dining, shopping, and water sports, and an active social life. The protected waters of North Sound are known to provide some of the best sailing, while all vessels from small hobie cats to big sail boats are safe in its waters.
North Sound has become synonymous with ultra-high end residential development and with the post-Irma rebuild, is entering a new phase of investment and development.
With over a mile of shoreline, Little Bay Estate presents a rare opportunity to own a private beachfront property in North Sound, the premier residential address in the British Virgin Islands. The estate comprises seven acres along the waterfront of Virgin Gorda's north eastern coastline. While Little Bay is located on the mainland of Virgin Gorda, it is accessible by boat only, giving the estate the feel of private island living. Acres of undeveloped green space surround Little Bay providing additional privacy.
The estate consists of two residences: The Beach House and The Guest House at Camelia Point. A paved road links both houses and The Beach Cabana with storage for water sport equipment. There are two docks, the main dock provides secure dockage for multiple boats, and the swim dock plus a concreted watersport ramp for easy movement of water sport equipment. A generator house encloses an FG Wilson 80 kw automatic generator providing back-up power.
The Beach House
The Beach House is situated on the shoreline and only steps away from the beach. It is a beautiful two-storey home that unites classic Caribbean elements with contemporary materials and technology. The two-toned olive-green exterior blends into the background hillside, making the house at one with the surroundings.
On both floor levels, approximately 1,350 square feet of covered porches, span the front and beach side of the house. The ground floor porch features an outdoor dining table with seating for eight allowing guests to enjoy the amazing view and cooling Trade Winds.
The Estate was acquired by the present owner in 2012 with the property held on a 98-year lease from the Crown from 2014. The Guest House as Camelia Point was completely renovated, and the original Beach House demolished and rebuilt. The property received some damage in Hurricane Irma which the owner is in the process of repairing.
Encompassing 5,055 square feet, the Beach House has four bedrooms, six bathrooms and guest powder-room. Built to withstand the most severe weather, it did not sustain major damage in the recent hurricanes.
White oak flooring unites the rooms making them warm and luxurious while a staircase with stainless steel cable railing and white oak treads, connects the upper and lower levels. Interior and exterior walls are plastered cement block, with the house designed for the tropical environment including windstorm events. Windows and doors are UPVC, Miami Dade County certified for high impact and are hurricane-ready. All ceilings are suspended gypsum board and green board, while the exterior roof is made of standing-seam weather-resistant coated steel galvalume.
