Buying Property in the British Virgin Islands:
If you are looking to purchase real estate in the BVI, then the whole process is fairly straight forward providing you find an experienced and knowledgeable estate agent, however there are a few facts and requirements that all new buyers need to consider first. BV Islanders known as the “belongers” have the first choice of any land or property for sale over the “non belongers” which include English citizens or anyone relocating from another country. In order for a non resident to purchase real estate or land here they must obtain an Alien Landholding License which is granted by the government to the purchaser, but please note each license is given to an individual property only and is non transferable. For every name you wish to put on the License application there is a small fee which differs depending on whether its a personal or company license. To obtain your license there are several steps you have to follow which include character references, financial references and a police certificate of good standing so it is highly recommended that you find yourself an experienced attorney to guide you through all the correct procedures. Once you have received your license, your wish to purchase a BVI property must be advertised in a local paper for four weeks prior to the purchase itself. When transferring the title of the house from the owner to the purchaser there is a stamp duty of 12% of the total value to be paid by the new home owner.
